At Mallard Pointe, the architecture begins with the site. Each home's floor plan, proportions, and material expression are shaped by its specific position on the lagoon: the way morning light enters from the east, the views available from each level, the relationship between private outdoor space and the water's edge.
The material palette draws from the Belvedere vernacular, natural, tactile materials chosen to age gracefully in the marine environment. Roof lines step and shift to soften scale and create a quiet rhythm along the shoreline. The goal is simple: to welcome the lagoon into the homes.
